What time is check-in and check-out?

Check-in is anytime after 4 pm.

Question 2

Are basic supplies provided?

Accepted Answer

A basic supply of linens, towels, paper towels, small bar of hand soap, makeup removing wipes, dish detergent, toilet tissue and trash bags is provided in each property. Bed linens and bath towels are not changed during your stay. The startup set of soap, makeup removing wipes, toilet tissue, paper towels and trash bags is not replenished either; so we suggest you bring extra items for longer stays. Every cabin has an iron and ironing board and every bathroom has a hair dryer.

Question 3

Are there any supplies that we need to bring?

Please bring your own shampoo, conditioner, body wash or soap.

If the property you rented has a washer and dryer, you will need to bring your own detergents, fabric softeners or dryer sheets.

Cabins have a coffee maker, but you will need to bring your own ground coffee or coffee pods, depending on the type of coffee maker. We have a list, so call if you don't see the information in the property description. Don't forget your coffee condiments!

The only pantry item supplied is salt and pepper. Bring your own spices and condiments if you plan to cook.

For the cabins with a hot tub, you may want to bring your own beach towel, too!

What is your Cancellation Policy?

CANCELLATION POLICY

We have two different cancellation time frames depending on the property booked.

Reservations canceled 30 days before the arrival date at the following properties will receive a full refund: Alpine Tee Time, Copper Canyon, Cypress Knoll, Gaby's on the River, Luxury Mountain View Chalet, Paradise Retreat, River Haus, River Haven, Southwind, and Willkommen Haus.

Reservations canceled 14 days before the arrival date at all other properties in our inventory will receive a full refund.

All cancellations must be in writing for both the protection of the Guest and to confirm that the cancellation is being requested by the person who made the original reservation. All cancellations made within the 30 days or 14 days before your arrival date (time frames are according to the property you booked) will result in loss of all monies paid unless Trip Insurance has been purchased.

Reservations made through OTAs (Vrbo, Airbnb, Expedia, etc.) will need to be cancelled through the respective agency. Please look at the OTA cancellation policies and Trip Insurance, if you purchase it.

Do you have pet friendly cabins?

Yes, our pet friendly cabins are marked on our website with a little doggie paw and information in the cabin descriptions. If you aren't sure, call the Georgia Mountain Rentals office. There are some properties where NO pets are allowed. Owners sometimes prefer to leave their properties pet free for guests who have allergies. If you bring a pet to any property not listed as pet friendly, eviction is inevitable. All pets, except for certified Service Animals, must pay the required pet fees. See FAQs: Are there pet fees?

Do you charge a pet fee?

For those vacation rentals that are pet-friendly, the cost per pet is $75 for the first pet and $25 for each additional pet. All pets should be listed on the reservation. If a pet is left in a property alone, they must be kept in a crate or kennel. Guests with an UNAUTHORIZED pet on the premises will result in eviction and loss of all rental fees. NO pets are allowed on the furniture. If housekeeping finds that pets have been on the furniture there will be an additional $50 charge for cleaning. All pets need to be picked up after both inside and outside of the property. If guests do not clean after their pet(s) there will be an additional $100 charge for cleaning. Please confirm that your pet is on a flea prevention program.

Are their any rules when bringing a pet?

All pets should be listed on the reservation. If a pet is left in a property alone, they must be kept in a crate or kennel. Guests with an Unauthorized pet on the premises will result in eviction and loss of all rental fees. No pets are allowed on the furniture. If housekeeping find that pets have been on the furniture there will be an additional $50 charge for cleaning. All pets need to be picked up after both inside and outside of the property. If guests do not clean after their pet(s) there will be an additional $100 charge for cleaning. Please confirm that your pet is on a flea prevention program.

Do you accept service dogs?

A service animal can be any breed and any size of dog and are trained to perform a task directly related to a person's disability. Guests with a service animal will be asked two questions allowed by ADA. "Is the dog a service animal required because of a disability?" "What work or task has the dog been trained to perform?" Guests with a service dog are invited to choose the property that will best suit their needs. Emotional service animals are not ADA recognize. See FAQs: Do you allow emotional support animals.

Question 9

Do you accept emotional support animals?

Accepted Answer

Pets who provide emotional support, well being, comfort or companionship are not recognized as a service animal under ADA regulations. Guests with an emotional support animal will be asked to choose only from those properties that are designated as pet friendly. The same pet fees apply as mentioned under the PETS category for emotional support animals.

Question 10

Do you have a lost and found?

We make every effort to locate and return lost items, but will not be responsible for things you leave behind and that we cannot find! When you leave something behind, call Georgia Mountain Rentals and we will alert housekeeping of the missing item(s). If found we will have it shipped to you at your expense. Lost and Found items unclaimed after 30 days will be turned over to local charities.

Question 11

Are fireplaces available year round?

Fireplaces are seasonal and are non-operational yearly from May through September. Firewood is not provided for cabins with wood burning fireplaces, stoves or outdoor fire pits. Firewood may be obtained from many local markets at reasonable rates. Most of our cabins are equipped with gas logs. The gas logs are not to be rearranged for any reason! No one is allowed to chop or destroy any trees or shrubs on the property doing so will result in a $500 fine. A good rule of thumb is if the A/C is required to keep the cabin comfortable, the fireplace is not to be used.

Do you rent to locals?

We do not rent our cabins to local residents. Anyone living within 30-45 minutes is considered local. From past experience, we have changed this policy: No properties are to be rented to local residents.

Question 13

Why do you need a guest list with ages?

Accepted Answer

For security purposes, we require the full name and ages of each person who stays at one of our properties. Not only does this confirm that all guests are of the required minimum age, but if something were ever to happen, as in the Gatlinburg fires, we have the information necessary to locate all guests.

Question 14

Do you allow smoking?

Accepted Answer

Smoking is not permitted inside any of our properties. If you smoke outside, we ask that you do so away from open doors and make sure you clean up the cigarette butts. Do not use the outdoor fire pit as an ashtray. Failure to obey this rule will result in an additional charge to Guest's credit card in the amount of $200.00. There are several properties where the owners request that guest smoke away from the house on the property line.

Do you have a minimum age to rent a cabin?

Georgia Mountain Rentals gladly rents to families, families with children and responsible adult guests who are all 21 years of age or older. For those rentals listed as a "Luxury Property" the minimum age for is 25 years old. Families are welcomed to any of our properties, as long as the number of adults and children does not exceed the maximum number of guests for the property.

Do you rent to groups?

Georgia Mountain Rentals has a "No-Group" Policy which includes but is not limited to the following: SCHOOL, SPRING BREAK, PROM, GRADUATION, SORORITIES, FRATERNITIES AND OR WEDDING RECEPTIONS.

Georgia Mountain Rentals will not enter into a Rental Agreement with anyone under the age of 21, or anyone under the age of 25 for our Luxury properties. Be honest! The best way to avoid problems during your stay is to be up front when making the reservation. Any such misrepresentation, overcrowding, exceeding parking capacity, or sub-letting of Rental Property will result in both the forfeiture of all monies paid (including all fees) and immediate, expedited eviction.

In addition, Georgia Mountain Rentals reserves the right to bill $150 per incident for neighborhood complaint calls made to the police or complaint calls to GMR after hour's emergency number, or any other neighborhood complaint regarding Guest noise, nuisance, and parties. Georgia Mountain Rentals HAS A ZERO TOLERANCE POLICY FOR ROWDY GROUPS - PLEASE BE A GOOD NEIGHBOR.

Question 17

Is there room for a trailer at the cabin?

If the property is in the Innsbruck Golf Community, no trailers are allowed. Ask before you bring a trailer! We have a place at the Georgia Mountain Rentals office in Sautee Nacoochee where you may park the trailer. Call Georgia Mountain Rentals for more information.

Question 18

Can I park my camper, RV or boat at the rental property?

Accepted Answer

Neither Campers, RVs nor boats are allowed to be parked at any of our vacation rental properties. We have a place at the Georgia Mountain Rentals office in Sautee Nacoochee where you may park a camper, RV or boat. Please call for more details.

Question 19

May I have a package delivered to my vacation rental?

Accepted Answer

Do not use your cabin or condominium address for shipping or delivery. If you need to have a shipment made before or during your visit, please contact Georgia Mountain Rentals. All deliveries must be made to our sales office address, not to the property you have rented. We will call and send the driving directions for you to pick up any deliveries made to our office during your visit. We are not responsible for lost deliveries or deliveries that are made after a guest's departure.

Question 20

Is the Damage Waiver refundable?

As stated in the Georgia Mountain Rentals' Guest Agreement:

"Reservations for properties with one to three bedrooms are charged a non-refundable flat rate $40 Damage Waiver that covers **Accidental Damages** to the property up to a total of $750.00. Reservations for properties with four or more bedrooms are charged a non-refundable flat rate $60 Damage Waiver that covers **Accidental Damages** to the property up to a total of $1,250.00"
