Cabin Rental FAQs
What time is check-in and check-out?
Check-in is anytime after 4 pm. Check-out is anytime before 11 am.
Are basic supplies provided?
A basic supply of linens, towels, paper towels, a small bar of hand soap, makeup-removing wipes, dish detergent, toilet tissue, and trash bags is provided in each property. Bed linens and bath towels are not changed during your stay. The startup set of soap, makeup-removing wipes, toilet tissue, paper towels, and trash bags is not replenished; bring extra items for longer stays. Every cabin has an iron and ironing board and every bathroom has a hair dryer.
Are there any supplies that we need to bring?
- Personal toiletries such as shampoo, conditioner, and body wash or soap.
- Laundry detergents, fabric softeners, or dryer sheets if your property has a washer and dryer.
- Coffee and condiments. Cabins have a coffee maker; bring ground coffee or pods as appropriate.
- Spices and condiments you plan to use. Only salt and pepper are supplied.
- Beach towels for hot tub use, if desired.
What is your cancellation policy?
We have two different cancellation time frames depending on the property booked.
Reservations canceled 30 days before the arrival date at the following properties will receive a full refund:

Reservations canceled 14 days before the arrival date at all other properties will receive a full refund.
All cancellations must be in writing by the person who made the original reservation. Cancellations made within the 30-day or 14-day window (based on the property) will result in loss of all monies paid unless Trip Insurance has been purchased. Reservations made through OTAs (e.g., Vrbo, Airbnb, Expedia) must be canceled through the respective agency and are subject to their policies.
Do you have pet-friendly cabins?
Yes. Pet-friendly cabins are identified on the website. Some properties do not allow pets to accommodate guests with allergies. Bringing a pet to a non–pet-friendly property will result in eviction. All pets, except certified service animals, must have required pet fees paid. See also: pet fees and pet rules below.
Do you charge a pet fee?
For pet-friendly rentals, the fee is $75 for the first pet and $25 for each additional pet. List all pets on the reservation. Pets left alone must be crated or kenneled. Unauthorized pets will result in eviction and loss of all rental fees. Pets are not allowed on furniture; violations incur a $50 cleaning fee. Guests must clean up after pets inside and outside; failure to do so incurs a $100 cleaning fee. Pets should be on a flea prevention program.
Are there any rules when bringing a pet?

Do you accept service dogs?
Service animals can be any breed or size and are trained to perform tasks directly related to a person’s disability. Guests may be asked: “Is the dog a service animal required because of a disability?” and “What work or task has the dog been trained to perform?” Guests with a service dog may choose the property that best suits their needs. Emotional support animals are not recognized under ADA regulations.
Do you accept emotional support animals?
Emotional support animals are not recognized as service animals under ADA regulations. Guests with emotional support animals must choose from pet-friendly properties and pay the applicable pet fees.
Do you have a lost and found?
We make every effort to locate and return lost items but are not responsible for items left behind that cannot be found. If you leave something, contact us and we will alert housekeeping. If found, items can be shipped at your expense. Unclaimed items after 30 days are donated to local charities.
Are fireplaces available year-round?
Fireplaces are seasonal and non-operational from May through September. Firewood is not provided for wood-burning fireplaces, stoves, or outdoor fire pits; it is available at local markets. Most cabins have gas logs—do not rearrange them. Do not chop or destroy trees or shrubs; violations incur a $500 fine. If air conditioning is needed to keep the cabin comfortable, do not use the fireplace.
Do you rent to locals?
No. We do not rent to local residents (those living within approximately 30–45 minutes of the area).
Why do you need a guest list with ages?
For security purposes we require the full name and ages of each person staying at the property. This confirms minimum age requirements and helps us account for all guests in case of emergencies.
Do you allow smoking?
Smoking is not permitted inside any property. If you smoke outside, do so away from open doors and dispose of cigarette butts properly. Do not use fire pits as ashtrays. Violations will result in a $200 charge. Some owners request that smoking be limited to the property line away from the house.
Do you have a minimum age to rent a cabin?
All guests must be 21 years of age or older. For properties listed as Luxury, the minimum age is 25. Families are welcome as long as occupancy limits are not exceeded.
Do you rent to groups?
We have a no-group policy, including but not limited to school, spring break, prom, graduation, sororities, fraternities, and wedding receptions. We will not enter into a rental agreement with anyone under 21, or under 25 for Luxury properties. Misrepresentation, overcrowding, exceeding parking capacity, or subletting will result in forfeiture of all monies paid and immediate eviction. A $150 fee may be billed per incident for neighborhood complaint calls. Zero tolerance for rowdy groups—please be a good neighbor.
Is there room for a trailer at the cabin?
Trailers are not allowed in the Innsbruck Golf Community. Ask before bringing a trailer. Limited trailer parking may be available at our office in Sautee Nacoochee.
Can I park my camper, RV, or boat at the rental property?
No. Campers, RVs, and boats are not allowed at vacation rental properties. Limited parking for these may be available at our office in Sautee Nacoochee—contact us for details.
May I have a package delivered to my vacation rental?
Do not ship to the cabin or condominium address. Contact us to arrange delivery to our sales office. We will provide directions for pickup during your visit. We are not responsible for lost deliveries or items delivered after departure.
Is the Damage Waiver refundable?
No. Reservations for properties with 1–3 bedrooms are charged a non-refundable $40 Damage Waiver covering accidental damages up to $750. Properties with 4+ bedrooms are charged a non-refundable $60 Damage Waiver covering accidental damages up to $1,250.
